When you are determined to be eligible, we will prove our confidence in your ability to qualify for a mortgage by presenting you with a Pre-Qualification Letter (also called a "pre-qual").
Armed with your pre-qualification letter, some advantages fall at your feet when you find the home you want to put together an offer on. First, you have some concrete numbers in mind, as the total you will be able to borrow. Being pre-qualified also will make your offer look even better to the seller, as if you were bringing them a suitcase full of cash! They won't need to worry that that they are wasting their time if you won't be able to be able to qualify for a high enough mortgage loan.
